On December 2, 2025, the owners of the property located at 1870 NW 27th St in Oakland Park conducted a Neighborhood Participation Meeting for a new housing project called Pebble Green Estates. This meeting was conducted in person and did not include the ability to participate via videoconference (despite requests from the Alliance to provide that form of access).

This project envisions the construction of 65 three-bedroom townhome units on a 2.98-acre parcel of land (a density of 21.8 units/acre). The land is currently zoned R-1 (Single Family Residential District, with a maximum of 5 units per acre), as are all of the adjacent properties in the neighborhood. The developer is requesting rezoning to RM-25 (Multifamily Residential District), which would allow up to 25 units per acre.
The drawing at the top of the page is taken from the Site Plan slide deck, which shows how the 65 units will be arranged on the property. The drawing also includes information from the slides and answers to questions asked during the NPM which clarify some key details about the proposal.
In particular:
- There is no provision for guest parking.
- All of the front doors face either each other or the property line with a 4-foot concrete walkway.
- There are no community amenities (like a pool, gym, or playground).
- None of the four street entryways will have security gates.
- There will be no on-site property or facility managers.
- The units will be “fee simple”, which means the owner of each unit will own both the land and the building.
